For Melanie, the chapter of her life that involved living in the home she raised her kids in was coming to an end when she contacted me. Despite the wonderful community here, she had decided it was time for something new.
She first reached out to me last year. Melanie was ready to start a new chapter with an empty nest. She knew she was ready to start preparing for this next chapter and get them home on the market ASAP. In October 2017, Melanie called and asked me to come take a look at the home. She wanted to start preparing her house in earnest. I have to be honest, Melanie's home was already well-maintained, but she did have some improvements she wanted to make before she listed the house. We discussed the planned improvements and then we sat down to talk about the numbers.
When it comes time to choose a listing price, most homeowners have a number in mind but are not really sure how they came up with the number. Without expert knowledge of the market, pricing a home right can be pretty difficult. After all, every seller wants to get the most they can out of their house and every buyer wants to get the best deal they can when they purchase. Finding the balance between the two can be tricky, but with knowledge of the local area and its unique housing market, it can be done.
I have been selling homes in Greenwood and the surrounding areas since 2015. I am savvy with the market history as well as current real estate trends. So when Melanie told me the number they had in mind, I confidently suggested they ask for an additional $10,000. They were a little surprised and thought that my recommendation, which put the listing price at $170,000, was perhaps a little high. Even still, they trusted my knowledge of the local real estate market, my abilities as a realtor, and my proactive Facebook marketing approach; and in the end we ended up receiving multiple offers and going over asking price in 1 day!
